As earnings calls go, this was marathon. On it's hour-and-a-half conference Chicago-based Equity Residential sounded an optimistic, aggressive tone for the year. After watching rents fall, the company is seeing stabilibility and even a slightly uptick in some areas. It expects Boston, Washington D.C., and South Florida, of all places, to lead the charge. Still for the year, it expects rents to fall 2.9 percent, though an increase in occupancy should help offset that.

When a major company announces layoffs, Chicago-based Equity Residential is on the case. On its fourth quarter 2008 conference call last week, the REIT said that it is one of the first to hear when a major company in one of its key markets is shuttering jobs.

Chicago-based Equity Residential has put its entire Austin, Texas apartment portfolio on the block, perhaps as part of a larger strategy to exit the lone star state and focus on higher yield markets on the coasts.
